Penhold approves new Hawkridge subdivision

Penhold town council has given the official green light for the proposed 43-lot residential subdivision in Hawkridge Estates.

On Feb.13, council gave the go-ahead after the plan was first brought to council on Jan. 9.

“We accepted the proposal from Parkland Community Planning Services, and now they will go through the process to do a development agreement. It got final approval (from council) so it will move ahead,” said Mayor Dennis Cooper.

The new subdivision, located on undeveloped land east of Highway 2A and south of Highway 42 and west of Waskasoo Ave., completes Phase 8 and creates Phase 9 of the Hawkridge Estate residential project.

The 43 residential lots consist of small and standard sized parcels for single detached dwellings. The new subdivision also contains three municipal reserve parcels, two public utility lots and one remainder parcel. They amount to a total of 1.52 acres of land in the new subdivision, which will cover a total area of about eight acres.

Following the Jan. 9 council meeting, Parkland Community Planning Services prepared a subdivision report. For the Feb. 13 council meeting the report recommended the subdivision application be approved subject to conditions, including payment of all outstanding taxes and arrangement of necessary water and sanitary sewer infrastructure.

Since 2006 when the Hawkridge Estates subdivision broke ground, developers have created 260 serviced lots. There have been 160 residences built on those lots. At build-out, expected in 2017, a total of 500 residential lots will be created.

Last December Cooper said he expected the town to review another two or three new subdivisions in 2012 being planned for the town.
